Referrals

We try to be as much of a “one stop shop” as possible.

Need a surveyor? A solicitor? Maybe a pension adviser, or a will writer?

We will naturally recommend various services that we know you will need during the process, but if there is anything else you would like us to help with, just let us know and we will be happy to help.

Solicitors

Aside from the legal work required to buy or refinance a property, you may need additional work carried out, such as a transfer of equity. This is where someone is being added to or removed from an existing mortgage and property deeds.

  • Conveyancing — the legal process of purchasing or refinancing a property
  • Transfer of equity — adding someone to, or removing someone from, an existing mortgage and property deeds
  • Wills

Surveyors

The lender will always do at least a very basic valuation where they may not even physically go to the property. If you want peace of mind, a homebuyer or full structural report is recommended. You may also want a report on a specific problem, such as damp or electrical work.

  • Homebuyer reports
  • Full structural reports
  • Specialist reports (damp, electrical etc)
  • Energy Performance Certificates

Specialist insurances

Do you have a property that is quirky or close to large trees? Or maybe it is a particularly high flood risk?

Unable to obtain life or critical illness cover with the normal providers due to previous medical history?

These are a couple of examples of situations where specialist insurance may come into play.

Because we care, we need to tell you that…

Your home may be repossessed if you do not keep up repayments on your mortgage.

There may be a fee for mortgage advice. The actual amount you pay will depend upon your circumstances.

The fee can be up to 1% of the amount borrowed, but a typical fee is £295.
